Step 4 - HIPS

Consider organising a Home Information Package on your house that you can give to buyers. This will ensure that most common questions that buyers might have (and forget to ask during inspection) are answered. You can also use this package to point out good features of the house such as a south facing garden, which is why the private seller is the best qualified to sell their house. The legislation is currently under review for HIPS (as they are known) but very soon they will be compulsory for every house sale in the UK.

Additional information you could include is things such as:-
    • Council tax band
    • Schools nearby Shops and services nearby
    • Recent repairs/extensions completed
    • Any other information that you think will help in selling your property
    • Land dimensions
    • House/Room dimensions
    • Contact details (give a mobile number if available for ease of contact in our advertisement) In addition, it's worth considering using a telephone number masking service, this allows a seller to effectively hide their own telephone number but still be able to be contacted on their telephone.
