Know your target market
Who would want to buy your house, what type of person are they and what sort of lifestyle will they lead?
They may be young professionals either singles or couples and potentially a first time buyer (FTB). These types of people will generally be looking for modern living, low maintenance and conveniently located properties. 1 or 2 bed houses or apartments tend to be the order of the day.
Young families with small children – moving up the property ladder to a larger home possibly 3 or 4 bedrooms. Space and storage are key considerations and many a time you will see the mother looking through cupboards to assess the storage capacity. Gardens will be a key consideration, as too will be security in the front and back gardens allowing children to play safely. Schools may also be an important factor.
Older families where the children have grown into adulthood – need for more space with larger bedrooms or perhaps 4 or 5 bedrooms. Houses this size will require more than one bathroom and maybe 3 or 4. Parking will be a consideration. Again schools/colleges can be an important consideation.
Empty nesters – older generations where their children have fled the nest and they are looking to downsize to a more manageable or cheaper property. They may be looking for lower maintenance gardens, no stairs to climb or maybe just releasing equity from the residence.
Decide what fixtures and fittings you would be prepared to leave and what monetary value you place on them..

Write down a list of your property’s best features, how and why they’re of benefit, can you place a monetary value on them?
Its important that your property is memorable in some way so you must attempt to have a USP (Unique Selling Point), if this is not possible (an it isn’t always) ensure your property is presented to the highest possible standard it can be.
