Important considerations that can make a big difference for small relative cost:-
- Try to ensure there is a parking space available for the viewer on arrival. Put your car/s in the garage and leave the driveway free. If you have a double garage put 2 cars in to show off its size.
- Make sure the house isn’t too cold. Crank the heating up to a decent temperature in good time for their arrival. If its winter switch table lights on to create a cosy atmosphere.If the house is South Facing make a point of highlighting this – it is an invaluable selling feature for many properties.
- If you can clearly define the function of each room then this will help sell the property. People hate nothing more than to see a bedroom full of junk. If it is supposed to be a bedroom make sure it has a bed in it. If it is a dining room it should have a dining table. Try to put a double bed in a room if you can to emphasis the size, however if the room is too small put only a single bed in or it will also give the impression of a small room.
- Ask the potential buyer if it is what they are looking for. If they give positive feedback then you may be onto something.
- Fresh flowers can help create a pleasant atmosphere.
- Don’t cook strong smelling food for lunch prior to their arrival – in fact try to avoid any cooking prior to their arrival. Many people suggest the use of fresh coffee to help sell but generally providing the house smells clean this will do.
- Relax and don’t be too pushy. The hard sell is generally not a good idea and could just lead to them backing out later on if they have made the wrong decision.
- Offer them a drink of some sort, they may be keen to talk and then you can build a relationship. You may get some good feedback.
