How does advertising with you work?

We are the future of property marketing. We will supply a fully bespoke For Sale board with a number of your choice to your property and list your property on our website (in some areas we will 'post & plant' the sign for you saving you time, cost and hassle. We are highly ranked in most of the major search engines and therefore this increases the potential exposure of your property. In certain areas we also offer advertisements in the local press to maximise your exposure further. We offer all the important marketing services an Estate Agent would offer but at a fraction of the cost. We utilise techology to do the hard work so you don't have to.

I am already with an estate agent, what should I do?

Do you charge any commission?

No, you simply pay a one-off fee of £99 and we will actively market your property. No other fees or commissions are payable. Just think, the money saved could pay for a holiday abroad or you stamp duty for your next purchase.

How can you afford not to charge commissions?

The money estate agents charge covers their high overheads and profits. We offer a service that offers you a real alternative to using an Estate Agent with confidence that you can actually sell your home yourself. Our low cost base and attention to detail allow us to provide a 'micro-managed' service taking into consideration the services you actually require to actively market your property successfully.

What about HIPS?

Every home put on the market since Since 14 December 2007 , must have a Home Information Pack (HIPS).  A Home Information Pack icludes local searches, evidence of title and a sale statement . The idea is to save time, stress and money for the buyer. Includes in the packs  are an Energy Performance Certificate that contains advice on how to reduce fuel bills and CO2 emissions

 

Does selling your house yourself work?

Of course, more and more people now see the benefit of marketing their own property and saving thousand of pounds. Technological advances and easier access to information mean that more and more people in future will sell their own home themselves. Why pay excessive estate agency fees when you don’t have to!!

How do I value my property?

The value of your property is simply the price a buyer or tenant is willing to pay. Do not be tempted to price too high or you simply will not receive any viewings. Search for similar properties in your area on our partner sites and rank your home against them. This is all the Estate Agents and Letting Agents do. A particularly good site is www.hometrack.co.uk who can, for a small fee, give you an accurate valuation on your property. Alternatively www.nethouseprice.co.uk can list you property sales of similar properties in your area and you can evaluate your property against those sold.

Do I legally need an Estate Agent or Letting Agent?

No, all Estate Agents do is introduce buyers to sellers, and tenants to landlords. They have no legal function. Many of them have to adhere to codes of conduct but that is only to protect their customers against any wrongdoings they may undertake to perform.

Do you have a list of buyers or tenants?

Yes, your property details will be automatically emailed to buyers or tenants registered on our site. Buyers can pay for a premium service where they are texted via SMS the information as soon as the property details have been uploaded to the site.

How many photos can I display?

There is no limit to the number of photographs that can be uploaded to the site but if you have too many it will leave nothing to the imagination for the potential buyer. Don’t forget, you want them to view the property but if you leave them nothing to discover during the viewing they may leave disappointed.

If you are loading online then your photos must be in the JPEG format and can be any size (Remember the larger they are the longer they will take to load, once loaded we reduce their size automatically to ensure you advert can be displayed fast).

Do you keep my personal information private?

Yes. We respect your privacy and won’t sell your information. We understand how frustrating and distressing it can be to receive unwanted communication by telephone, e-mail and mail.

During the uploading of property details you ill be asked if you would like us to forward your details to our partner sites for various services but at that point it will be made perfectly clear what communication you can expect from our partner sites. Your email address will remain hidden. We will only display the telephone numbers you choose and if you like you can take advantage of our ‘secret number’ service where you don’t have to give out your personal telephone number

Can I change my advert after it is published?

Yes, at any time 24-7-365. Anytime day or night you can amend you advert to attract the maximum exposure and attention.
